​Overview of the Sale Process

My goal is to present your home in the best possible way, to the highest number of people, to get you the highest price for your home. ​The first step is for me to visit your home for a quick tour, to take note of all relevant information regarding the property. I will then get back to you with market data, including a comparable market analysis (CMA), for you to make an informed decision as to whether you want to sell or not and at what price. If you want to move forward with selling the place, we will determine a listing price and strategy.


The following step is to prepare your home for pictures and showings. This may include cleaning, painting, staging, and small repairs. I will have a professional photographer take high quality photos of the property. At this point, we are ready to list your home on the market.


The listing will appear on realtor.ca and several other websites. During the listing period, I will be holding open houses and private showings for interested buyers. Other agents will be showing the place to their clients as well.


When we receive an offer or multiple offers, I will inform you right away and we will negotiate the offer(s) with the other side as necessary. Once we have an accepted firm offer, the matter is forwarded to your lawyer and the buyer’s lawyer. The period between the date of acceptance of a firm offer and the closing date - escrow period - is generally at least 30 days to allow the lawyers and the buyer’s lender to prepare for closing. On the closing date, the proceeds of the sale will be transferred to you.​​​​
